Cripple-Creek Victor district
we are seeing an influx of buyers with not enough homes for them to purchase.
This is a recent swing of the pendulum of supply and demand. Many of the buyers
fall into two categories. The first are employed in the area and looking for a
closer commute to work. The second are folks looking for a summer or retirement
home or property.
Recently I have
seen an influx of land buyers
coming in looking for land that is not in an HOA. Which can lead to some other
issues. The lots for sale in the HOA are cheaper pre-acre than lots that are
not. The price difference is about $3,000-$5,000 dollars difference. One
benefit of the land in an HOA you almost always have no access issues. With
land that is not in the HOA you will find some of the cheaper lots are priced
that way for a reason, no access. It can be a trick to find land that is not
restricted by covenants and has the legal access you are looking for.
