September Homeowner Checklist: 5 To Dos

September Homeowner Checklist: 5 To Dos It’s that time again… time to prep your home for the cooler weather that’s on its way.  Get these completed so that you can take a much- needed break by taking a nap on the couch or curling up with a good book.  Change décor & bedding.   It will soon be chilly and that means the lighter sheets currently on your bed, need to be changed out with layers of warm comfort like maybe wool or fake fur.  Also, with the change in season, comes Halloween, Thanksgiving & Christmas so now is the time to swap out summer pillows and décor for the cozy cooler weather décor and accessories, such as a cozy throw and thicker window curtain panels, etc. Check smoke detectors & carbon monoxide detectors.   & replace batteries.  Also, now is the best time to check the expiration date on your fire extinguisher too.  Lastly, did you know that if your smoke detectors are yellow, it means they need t...

Home Sellers’ Questions Answered (a few may surprise you)

Home Sellers’ Questions Answered (a few may surprise you)  I love working with home sellers! It’s such an exciting time for me to be an integral part of their moving on to what’s next for them, whether it’s upsizing, downsizing, or moving across the country for a new job! I understand their concerns and it’s my pleasure to work diligently on their behalf. Today, I’m sharing their answers to their Top 3 Questions… 1) What is most important when preparing my home to get listed? There are three things that are most important, excluding of course location– because your home will either be in a good location that qualified buyers desire or isn’t- there isn’t anything we can do about that. But the three things sellers can effect are: 1- Light 2- Clean 3- Uncluttered Light – The #1 thing buyers always mention when entering a home is, ” Oh my, it’s awful dark in here.” And we turn around and walk out the door to see the next home. Yes, everyone wants to walk in and see ...
Today, while a normal Wednesday in many ways is also bittersweet. Yesterday we loaded up a bull that was a bit too dangerous to have on the ranch.  He would get on the fight almost anytime you had to deal with him. I will not miss being chased over the fence that is for sure but it is still sad to see him go. A few months back he ran over my fiancé and that was the last straw. So after months of eluding capture he was caught and yesterday hauled off to his fate. Why I say it is bittersweet, I love my cows and I hate to loose a wonderful bull who did give me good calves, but I am looking forward the check I will get in the mail tomorrow! That will really help with wedding planning and fixing my truck! Hope you all have a wonderful Wednesday! (picture is not of the bull I sold but of one of my favorite bulls  Ferdinand!)

Market and City News

Market outlook The market in the Cripple Creek-Victor area is looking like it is off to a strong start for the month of June. Many people are selling second homes and there seems to be plenty of people in the market. Lower prices that other area’s is helping bring in the buyer’s. City news With a change in the Cities from a gambling focus to a more family friendly area is creating great interest in the area. Many great new family friendly features are being added to the area, such as more park and rec activities, the Heritage center which is putting on great programs this year, and of course the local favorite the Butte Theater is back with great melodramas and plays that start this month and continue through Christmas!

One foot infront of the other

Working for a goal even if it feels like the world is against you! Some days it does feel like the world is out to swallow you whole. I have been dealing with that feeling for about 2 months now. My doctor has been, as I feel, like a test pig. It does mess with me and my moods. I have had to push me to the point where I sometimes wonder if I will tell myself to take a long walk of a short pier. The fact that I was raised to never give up, to work even if you’re not feeling the best, and (my Dad’s favorite saying) it is better to look good than feel good. During the past month I have managed to meet a few larges goals for me, such as getting a few deals done, riding more, and starting to landscape the yard. It has been a rough journey and some of my goals are being pushed back a month or two I know that one day I will reach them even if not when I intended. By keeping to put one foot in front of the other it makes it easier for me to navigate the path ahead to reach those goal...

With the sun comes a little rain

A little rain helps plants, animals, and life in general thrive. Most of the western half of the country has been in a massive drought for many years. These recent storms in Colorado are a huge relief for the drought stricken area. However they do pose some other issues. On of the biggest we are seeing now is the flooding and the damage caused by that. In Victor a large pond formed next to the Phantom Canon road. The rains led to a large sink hole on the other side of the road, which does have old mining tunnels under it, which at night someone drove into the sink hole. Further down the Phantom the road is closed do to getting washed out by the creek. Also many rock slides have fallen on the road. On the bright side, ponds, reservoirs, lakes, and rivers are filling up leading to great fishing. Also the springs that have been dry for so many years are flowing like never before. The grass is green and with the few days of partial sun we have gotten is wonderful for the cows, horses, and...

Market Review for the month of April

A market review for the month of April for the Cripple Creek- Victor area. In the month of April we saw a downward trend in single-family residences listed and sold however the sold prices have rose 54.6% from last year. In the townhome and condominium market there has been little change for the month of April. Another positive sign for the month of April was the days on the market have decreased by 58.4% from last year with the average being 52 days on the market. The month of May is looking like another good month for sellers to get their full asking price. Many people are coming to the area looking for second homes and parcels to build their dream home on.

Tuesday morning in May or is it December

Well today we wake up to sunny skies and around 8 inches of wet, heavy snow on the ground. It is May and this type of thing in not uncommon here. What is uncommon is getting the phone call that my father has gotten stuck in his driveway. Now granted he got way more snow than I did and he is only two miles away. I know the snow will melt quickly and we are in desperate need of the moisture but, I really wish, hope, and pray that one day we would get a break! We are entering the flood season which can be detrimental to the local economy since tourist will not come up as often or avoid us all together for fear of being stranded. Plus I have cows I need to bring home but it is to muddy to get them out of winter pasture. So for now I will keep the fire going and bake.... maybe Christmas cookies?

Just a rant of sorts

This weekend has been a fun, busy, and entertaining one. I went up to Denver to help my Dad at a gun show, we had a great father daughter bonding time. I stayed up there over night and came home early this morning (way to early) so I could attend mass. Mass was wonderful and the visiting Priest was very kind. After mass I came home and thought I would do some school work, maybe clean the house (once a week if I am lucky) and go check on the cows. I sat down for a minute and woke up at 6 p.m. so I thought ok I am worn out from the trip and excitement, I will take it easy. My not so little kitten decided that was not a good plan, as she ran around the house like a terror, tried to jump on the deer mount and to top it off ran off with the last of my taco for dinner. Now as I type she is staring at me from the closet. I guess next time I leave I should take her with me.
