Market Report for December 2018

The median list price in December 2018 for single family homes in the CC-V District is $630,000. The list prices increased by 144% from the previous month.  The price per square foot for listings in this area is $216.  The median sales price in December for single family homes in the CC-V District is $215,750. The Sales prices increased by 44% from the previous month. The Average Days on Market in this area is 54. The median list price in December 2018 for land  in the CC-V District is $83,700. The list prices increased by 288% from the previous month.  The price per square foot for listings in this area is $1.  The median sales price in December for land in the CC-V District is $14,900. What is going in the Market this week!

Currently in the Cripple-Creek Victor district we are seeing an influx of buyers with not enough homes for them to purchase. This is a recent swing of the pendulum of supply and demand. Many of the buyers fall into two categories. The first are employed in the area and looking for a closer commute to work. The second are folks looking for a summer or retirement home or property. Recently I have seen an influx of land buyers coming in looking for land that is not in an HOA. Which can lead to some other issues. The lots for sale in the HOA are cheaper pre-acre than lots that are not. The price difference is about $3,000-$5,000 dollars difference. One benefit of the land in an HOA you almost always have no access issues. With land that is not in the HOA you will find some of the cheaper lots are priced that way for a reason, no access. It can be a trick to find land that is not restricted by covenants and has the legal access you are looking for. Are you looking to buy or sell...

Why I sell Real Estate

My Niche What is my niche?  A tough question for me to answer but I will give it a shot. I have found that I really enjoy working with land. Any type of land! I love going out and looking at the views and the potential that piece of land holds. I am not sure that is because I am a rancher and I love to see my cows out in the pasture or if I just like land but regardless that is what I put the most effort into.             I think one aspect that sets me apart from other agents is I am always willing to learn. I enjoy taking classes and talking to the older more seasoned agents to get their advice and wisdom. I research a lot on many of the parcels of land for sale in my area and I enjoy driving by them and seeing what my clients might see.
