Foundation Matter


Foundations matter. The foundation of a home really can make a difference. Many people have a preference of what type of foundations are the best and that is OK. What matters most is that the foundation is in good condition and doing its job correctly. In Teller county we have a lot of foundations that are engineered due to the terrain and many people who I have worked with tend to leave the foundation as the last item on the list of importance. I have noticed in my career that there are some area’s that have foundation issues that cause more concern than others. Foundation issues can be an expensive fix and sometimes the issue could have been prevented by adding more drainage away from the house.

There are many issues a foundation faces. One of the big one that I have seen over the past few months is water issues. While the area we are in is a tundra desert we still have run off from snow (when we get it) or Ice buildup on one side of the home. Sometimes, the foundation is not compromised because the home owner has mitigated the problem properly. If the issue is not addressed properly it can lead to major issues in the future. Some homes it is a simple fix such as a drainage ditch or extending the gutters.

While our area is still very dry some of the homes are built on old lake beds or springs that dried up during the drought. If we ever get a large amount of snow or rain the risk of these areas having flooding issues increases and that will cause major issues to the home owners.
Always have the foundation of a home inspected and keep up on if your home is built in a flood zone or if there might be a drainage issue from the neighboring property.
Keeping track of water drainage to your home and the terrain your home is built on is key to keeping it standing for generations.
