Power of a smile

Power of a smile Some days I have to stop and think. Today is one of those days, I have been feeling a little down, trampled by other people lately mostly arising from a current transaction. Not throwing a pity me party but it was starting to wear on me. So, I decided today that any issues where I feel like I am the brunt of others angry outburst for things that are out of my control I am going to smile. Smiling carries in your voice over the phone and in general conversation. Even if you are aggravated to no end you can smile and that smile carries over to the other party. This can be good to keep the other party at ease and make them feel better as well. I might sigh when I hang up the phone and no one is around but I am going to try my best today to smile! What is going in the Market this week!

Currently in the Cripple-Creek Victor district we are seeing an influx of buyers with not enough homes for them to purchase. This is a recent swing of the pendulum of supply and demand. Many of the buyers fall into two categories. The first are employed in the area and looking for a closer commute to work. The second are folks looking for a summer or retirement home or property. Recently I have seen an influx of land buyers coming in looking for land that is not in an HOA. Which can lead to some other issues. The lots for sale in the HOA are cheaper pre-acre than lots that are not. The price difference is about $3,000-$5,000 dollars difference. One benefit of the land in an HOA you almost always have no access issues. With land that is not in the HOA you will find some of the cheaper lots are priced that way for a reason, no access. My time is important to!

My time is important to!   One of my biggest pet peeves in Real Estate is how some people have a complete lack of respect for other people’s time. If you come in or call and ask for information on a property and I send/ give it to a client. Yay, they want to go look at it with their (insert other party here) who can only go look on a Thursday. Great let me set up that showing and we will go look. Wednesday comes I call client and confirm appointment for showing, we are still a go! Thursday morning, send a quick text confirming time and meeting place, yup we are good. Appointment time rolls around and no client in sight. First thought, traffic, call and check to make sure client is  OK . No response. Wait for another hour still no client, another hour no call nothing. That evening about 7 I get a text sorry didn’t want to go see it that bad or better yet no communication at all. Why I sell Real Estate

My Niche What is my niche?  A tough question for me to answer but I will give it a shot. I have found that I really enjoy working with land. Any type of land! I love going out and looking at the views and the potential that piece of land holds. I am not sure that is because I am a rancher and I love to see my cows out in the pasture or if I just like land but regardless that is what I put the most effort into.             I think one aspect that sets me apart from other agents is I am always willing to learn. I enjoy taking classes and talking to the older more seasoned agents to get their advice and wisdom. I research a lot on many of the parcels of land for sale in my area and I enjoy driving by them and seeing what my clients might see.
